Gradnja masivna , armirano betonski zid debljine 25 cm je dvostruko armiran sa armaturom 10 mm, ostali zidovi su građeni od Wienerberg Porotherm Profi opeke, zid prema tlu toplinski izoliran sa stirodur debljine 5 cm I sa zaštitnom čepičastom folijom. Strop suterena izgrađen je od lameliranih greda sa mogućnošću izgradnje drvene ili betonske kontrukcije. Lamelirane grede su izbačene 3,5 m izvan gabarita suterena, te će predstavljati terasu prizemlja veličine 6*3,5m, praktički iznad same rijeke Kupe.
Suteren je zamišljen kao prostor za druženje sa velikom terasom I pogledom na rijeku Kupu.Prizemlje je zamišljeno kao dnevni boravak sa izlaskom na veliku terasu ,kuhinja,kupaonica i stepenište koje povezuje sve tri etaže. Dvije spavaće sobe i kupaonica predviđene su u visokom potkrovlju.
