Prodaja se ravno in nezazidano stavbno zemljišče skupne velikosti 5.076 m2. Zemljišče se nahaja na dostopni lokaciji v Novi vasi pri Ptuju. V naravi zemljišče predstavlja zelene površine. Lokacija je pozidana s pretežno enostanovanjskimi objekti. V neposredni bližini se nahaja regionalna cesta Ptuj- Lenart. Dostop je urejen po lokalni asfaltirani cesti. Zemljišče je možno komunalno opremiti, saj se vsi priključki nahajajo ob zemljišču.

Trenutno poteka postopek razlastitve v skladu z določili 3. oddelka (členi 192 – 209) Zakona o urejanju prostora (ZUreP-2). V primeru, da bo postopek razlastitve potrjen v skladu s predlogom predlagatelja, nakup zemljišča v tem obsegu ne bo mogoč.

Navedena cena ne vključuje 22 % DDV.

Stranke obveščamo, da si DSU pridržuje pravico, da v postopku prodaje ne izbere nobenega ponudnika oz. z nobenim ponudnikom ni dolžan skleniti prodajne pogodbe za pogodbeni predmet ali stopiti v kakršnokoli drugo pravno razmerje, četudi je ponudba enaka višini informativne (prodajne) cene ali višja. Prav tako ima DSU možnost za prodajo pogodbenega predmeta razpisati javno dražbo, e-dražbo, objaviti razpis za zbiranje zavezujočih ponudb ali s ponudniki, ki oddajo enako ponudbo, izvesti dodatna pogajanja.

Prodajalec bo končno ponujeno neto ceno nepremičnin, ki so obdavčene z DPN, sam pa jih je pridobil v sistemu DDV, povišal za popravek odbitka vstopnega DDV, ki bo nastal ob realizaciji prodaje izven sistema DDV tistim kupcem, ki nimajo pravice do odbitka celotnega vstopnega DDV, v skladu s 45. členom ZDDV-1.

Flat and undeveloped plot of land with a total size of 5,076 m2. The property is located in a easily accessible location close to the city center of Ptuj. Surrounding area consists of mostly residential houses. Regional road Ptuj-Lenart is located in the immediate vicinity. Access to the property is arranged by a local asphalt road. All connections are located on the property.

The expropriation procedure is currently underway in accordance with the provisions of Section 3 (Articles 192 - 209) of the Spatial Planning Act (ZUreP-2). In the event that the expropriation procedure is confirmed in accordance with the applicant's proposal, the purchase of land to this extent will not be possible.

A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).
